Monthly: eyes and ears

Run the door and listen for new noises. Watch for jerking, leaning or scraping. Look at the cables at the bottom corners for fraying and the springs for rust or gaps. Test the sensor beam with a cardboard box - the door must reverse.

Every six months: homeowner-safe care

Wipe sensor lenses, clear the tracks of debris, tighten visibly loose hinge bolts, and lubricate hinges, rollers and springs with proper garage door lubricant - never heavy grease, which traps Houston grit.

Before storm season: the Houston special

Check the bottom seal for gaps that let driven rain in, confirm the opener's battery backup works if fitted, clear the garage so the car can come in quickly, and make sure you know how to open the door manually in an outage.
